Our Inspectors are required to obtain a College Certificate in a Home Inspection program and continue to upgrade their knowledge by taking at least 30 hours of in-classroom courses per year. The continuing education ensures our inspectors have the the most up-to-date information to ensure our clients continue to receive high quality inspections.

We understand tight time lines in real estate transactions. That’s why our inspectors are available 7 days a week to ensure that your inspection gets done as soon as possible.

Customized Reports

Our reports are not cookie cutter templates where our inspectors just circle a defect and you’re left to figure out where and what the defect looks like. Our reports are customized for the house you’ve hired us to inspect.

Report Includes Location, Pictures, Time Frame and Recommendations

Our customized reports include all conditions we find. The conditions are further explained by identifying their location, possible implications of the condition, approximate cost to fix the condition, time frame that the condition should be fixed within, our recommendations and a picture of the condition.

Inspection Summary Sheet

All reports include an Inspection Summary Sheet. This is a convenient way to view all the major deficienies of the property according to cost and safety. Approximate costs to fix the conditions are listed and totalled so you have the information you need to make a decision in a quick and convenient way.

Multiple Report Delivery Methods

We can deliver our report to you in one of two ways. The first method is to email you the report within 24 hours of the inspection.  The second method is to print and compile the report in a presentation binder and deliver it.

Don’t have 3 hours to commit to an inspection? No problem

We always recommend that you be at the inspection.  However, we know how busy life can be. We understand that taking 3 hours out of your day in the middle of the week to follow a home inspector around can be difficult if not impossible. Even if you have as little as 1 hour available we can make it work. We can handle all paperwork through email and we will show up before you, complete the inspection and then take you through the home to summarize our findings. No matter how much time you have we will customize our inspections to best suit you.

 

Thorough Inspections Including:

Roofing Components

  • We describe the type of roofing material.
  • We indicate the probability of leakage.
  • We inspect the roofing material and all flashings including chimney flashing, stack flashings, valley flashings and skylight flashings.

Exterior Components

  • We describe the wall surfaces, gutter and downspout materials, lot topography and any retaining walls.
  • We inspect the roof drainage system from the roof to the ground. This includes, gutters, soffits, downspouts, etc.
  • We inspect a representative number of windows.

We note overall condition, ease of operation and broken panes.

  • We inspect exterior wall covering, flashing and trim.
  • We note general condition, calling out areas in need of repair.
  • We describe exterior wall coverings.
  • We inspect grading, surface drainage, vegetation and retaining walls when any of these are likely to adversely affect the main structure.
  • We inspect walkways, patios and driveway entrances leading to entrances to the main structure.
  • We inspect attached decks, balconies, porches and their associated railings.
  • We inspect attached stoops, steps and their associated railings.

Structural Components

  • We describe the foundation, the configuration and the wall, floor and roofing construction.
  • We inspect and probe for possible deterioration, check condition and safety of foundations
  • We inspect and probe for possible deterioration, obvious failures, general condition and safety of accessible framing components including sills, rafters, trusses, joists and beams.
  • We inspect the floor slab, columns and piers.

Electrical Components

  • We describe the service entrance cable, the service size, the main disconnect size and location, the system grounding, the distribution panel, auxiliary panels, the distribution wire, the location of AFCI or GFCI and the presence of smoke detectors.
  • We inspect the service drop, the service entrance, the service box, the grounding system.
  • We inspect the distribution panel, the branch circuit wiring and outdoor wiring.
  • We inspect the switches, junction boxes, receptacles and lights.

Air Conditioning & Heat Pump Components

  • We describe the Air Conditioning or Heat Pump type, capacity, approximate age, failure probability and energy source.
  • We inspect the compressor, the condenser coil, the evaporator coil.
  • We inspect the fans, refrigerant lines, expansion devices and the condensate system.
  • We inspect the duct system, including registers.

Heating Components

  • We describe the appliance fuel, type, efficiency, capacity, approximate age and failure probability.
  • We inspect the chimneys, gas meter, gas lines.
  • We inspect the chimneys, gas meter, gas lines.
  • We inspect the venting system including the vent connector.
  • We inspect the duct system and thermostats.

Plumbing Components

  • We describe the service piping, the supply piping, the waste piping, the main shut off valve location and the water heater.
  • We inspect the main shut valve, the service piping, the supply pump, the supply piping and the floor drain.
  • We inspect the water heater.
  • We inspect the sump pump, laundry tub pump and sewage ejector pumps.
  • We inspect the drain, waste and vent piping.
  • We inspect hose bibbs, faucets and fixtures including toilets, bathtubs, bidets, showers and whirlpool baths.

Interior and Insulation Components

  • We describe the insulation type and R-value, air/vapour barriers and roof ventilation.
  • We describe the interior floor, wall and ceiling finishes.
  • We describe the windows and exterior doors.
  • We inspect the basement, crawlspaces and attics.
  • We inspect the windows and their trim, flashings, sills and lintels.
  • We inspect the exterior doors and their trim and flashings.
  • We inspect the walls, floors and ceilings.
  • We inspect the garage and garage door.
  • We inspect the heat recovery ventilator.
  • We inspect all exhaust fans.
